Home Staging 101

Just because you’re ready to sell your house does not necessarily mean that your house is ready to sell. I’m not talking about major projects like renovations or remodels (we’ll save that topic for another time); I’m talking about home staging, and why this final touch is 100% worth doing.

You don’t want to rely on your buyer’s ability to conjure up vivid imaginations of what their life could look like in your home – you want to show them. Paint the picture, set the scene. An empty house isn’t warm and inviting, but a beautifully decorated, clean space will almost always increase the price tag.  

Have you ever been to a showing and immediately been able to picture not only yourself in the home, but your family and friends? Maybe you see yourself taking your coffee by the window seat, allowing the morning sun to wake you up before the day begins… Suddenly, the house feels like a home, and you want it even more.

From the seller’s perspective, this is music to the ears, because generally the more someone wants a house, the more they will pay for it. So, without further ado, let’s start with the basics: fresh paint, professionally cleaned carpets, and zero clutter. Starting with a blank canvas is going to make the whole process a lot easier. I recommend sticking to neutral colors on the walls so that you can appeal to as many buyers as possible.

I also highly recommend hiring a professional to stage your home. It might not be cheap, but as the saying goes, you gotta spend money to make money. Plus, staging a home yourself requires a LOT of effort. Not only do you have to figure out what to put in your home, you have to figure out where to source it, how to get it all in your home, and what to do with it afterwards. Trust me, you’ll wish you hired someone.

It's also worth paying extra attention to the communal living spaces like the dining room, main living area and outdoor areas. This is where people spend the most time, so it’s important that they connect with the space.
